* The seller pays the total commission based on the sale price. The examples are based on the typical 6% commission with the seller (through his listing Broker) giving us 3%. Since we don't have the high expense structure other brokers have because of our efficient use of technology, we pass the savings on to our clients.

 

The rebate is subject to our low $8,000 minimum share (e.g. if the sale price is $500,000 and the seller gives us $15,000, the rebate is $7,000). Note other Brokers require a much higher minimum share; it is directly stated or built into their rebate amount.

The rebate on short sales is generally 20%, subject to our low $8,000 minimum share.

 

Note we never charge you administration fees, transaction coordinator fees, or charge you a commission. Also, we do not require you to enter into a long-term exclusive-representation agreement, unless you desire the benefits of that type of agreement.

The rebate is given via a check payable to the buyer, and mailed within 10 days after escrow closes, and/or as a credit through escrow at closing to pay the buyer’s closing costs and/or buy-down the buyer’s interest rate (the benefits are the buyer brings less cash to closing, and pays a lower interest rate and has lower monthly loan payments); subject to lender approval which may vary by lender and loan type.

 

The buyer should discuss the rebate early in the loan application process with his mortgage broker and/or direct lender.


Note lenders do not allow the rebate to be applied towards the down payment.


The general consensus is the rebate is not taxable when you buy, and becomes an adjustment to your tax basis when you sell. Consult with your tax accountant.

 

Are rebates legal? YES, according to the U.S. Department of Justice.
