There are many benefits to letting us be your buyer's agent, one more is you avoid dual agency conflicts of interests (agents from the same broker representing both the seller and the buyer).
Professional Showing of Properties
Visit Your Property
When you find a property that interests you, go to the Open House, or we will show it to you, but first drive by the property and see if the outside of it and its surroundings are to your liking. Then if you like what you see and want to enter the property, let us know and we will personally give you a professional tour (please do not contact the seller's listing agent directly).
We will also obtain and give you the seller’s disclosures documents (e.g. title report, inspection report, hazards report, seller questionnaire, etc.), and answer any questions you may have.
Get Loan Pre-Approved / Make Your Purchase Offer
Before we begin showing you properties, your lender will have issued you a loan pre-approval letter (and you will have provided proof of cash funds).
Sellers want to see this letter and proof because they indicate you are a serious buyer, and an offer made without them can’t compete with serious offers. Be aware what some lenders call a pre-approval letter is really only a pre-qualification, so assure your lender pre-approves you [see 1. Writing The Winning Offer; and 2. Loan Pre-Approved is not Loan Pre-Qualified].
A mortgage broker or direct lender (e.g. mortgage broker and direct lender or direct lender)  of your choice can help you with your loan needs. We can refer lenders to you, and will assist you in communicating with your chosen lender.
Visit Open Houses
Visit SF Open Houses. These homes are open to the public at the indicated date/time, and are shown by the seller's listing agent with no obligation to you. To avoid confusion on who represents you as the buyer's agent (and who the commission belongs to), let the sales agent know we represent you. If you sign a guest book, put us down as your agent. Contact us if you want more information or want to purchase one of these properties (or any property) and receive our commission cash rebate.
Visiting several open houses also gives you the opportunity to get the “looking for the perfect property bug” out of your system. Many buyers find their perfect property on the first search, but pass it by because they feel they should do more looking.

Comparable Market Analysis (CMA)
When you are ready to submit an offer, we will perform an analysis of the market and comparable properties, and estimate the value of your property. This CMA will assist you in determining your purchase price offer.
The comparable properties are hand-chosen, and the result is a better estimate of value than is produced by the canned computer-generated CMAs you see in other real estate websites. [see, 6. The Fuzzy Math of Home Values]
Note that while a CMA is useful, your property’s Market Value will ultimately be determined by a licensed appraiser/appraisal. Moreover, your lender will use this Market Value to determine how much to lend on your property.
Professional Negotiating with Sellers
We will assist you in negotiations with the seller, and in completing all necessary forms and contracts. We use industry standard real estate contracts obtained through our local realtor associations.
The technology platform that houses these contracts is able to work with email, faxes, scanners, and printers, and also allows for electronic signatures.
Other Professional Services
We will assist you in the search for other professional services you need or may want to complete the transaction (e.g. escrow/title services, home warranty services, property inspectors, appraisers, general building contractors, etc.). We will help you coordinate with these service providers, and will assist you in the review of their reports.

 For example, a dispute over the commission can be made by an agent you interacted with if he believes he is “the procuring cause of the sale/purchase” of a specific property, and not your agent. An arbitration panel may review the facts and decide on the matter, but unfortunately it’s never certain who it will decide gets the commission because the guidelines it follows are broad and general.
A cause for a dispute would be when you didn’t tell the other agent you were working with an agent, and he showed you a property you then purchased through your agent.
This is why you must always inform agents you may interact with that we are your agent. Do it when browsing properties online, and visiting open houses, builder homes and any other properties. Volunteer the information. Some agents will not ask you if you have an agent so that you may unintentionally bind yourself to working with them on a specific property.
